Promotions, remarks & conditions

• Daily rates from US$ 700 to 1,400 for the entire house or US$ 500 to 900 for 3 bedrooms (in intermediate, high and prime seasons only)
• Daily rates include a full time Thai Chef (food cost on Guests account) Food & wine supply on purchase cost plus 15% handling/admin, or minimum 500 Baht handling fee per shopping
• Minimum stay of 3 nights (14 nights over Christmas and New Year, 7 nights Prime seasons)
• Rates shown are for a maximum of 10 (ten) Guests (including children). Extra bed will be charged at US$50 per night
• Daily Rates and extra beds are subject to 10% service charge and 7% tax
• Airport transfers are complimentry  up to 7 passengers in a private mini-bus or luxury car one trip per villa each way
• Baby cot provided free of charge
• Rates include daily Continental breakfast
• For weddings and private parties, surcharge may be applicable depending on number of guests

Cancellation Policy
Cancellation and Amendments

-Notify “The Management Company” in writing or by email of any change or cancelled booking.

The following cancellation charges are applicable:

-Cancellation 30 days or more before arrival date:
All Payments are forfeited but credited for 6 months from the date of the cancellation for a future booking of the same villa.

-Within 30 days of arrival date:
All rental payments are forfeited.
-A booking will be deemed cancelled if “The Management Company” does not receive the balance of payment by the due date and the above charges will apply. If the dates of the booking are changed this may also be regarded as a cancellation of the original booking and cancellation charges may apply. Normally no refund is available for early departure.

-Amendment To Booking:
A $100 Administration fee will be charged by “The Management Company” for any change to the booking confirmation that has been issued. Acceptance of any change is subject to approval by the villa’s owners.
Rates Exclude
-Rates are exclusive of 10% service.

-Extra person charge is $50+ USD per person.

-Airport transfers are charged at $35 USD per trip for up to 7 guests per vehicle.

-A security deposit of $500 USD is required on arrival, to be refunded on departure, less the cost of any damage or breakage, and incidental expenses.

-Minimum stay of 3 nights in standard season, 5 nights during peak and high season dates, except for Xmas/NY, minimum of 14 nights.



Payment Terms
Confirmation of Availability and Rates

“The Management Company” will confirm availability, daily rates and the deposit required. Bookings are normally for a minimum of three nights.

Deposit
-An initial deposit of fifty percent (50%) of the total rental will confirm a booking.
-If funds are not received within seven banking days the reservation shall be considered as cancelled.
- “The Management Company” may then allocate the Villa to another client.

Balance
-The outstanding balance must be paid at least 30 days before the day of arrival, unless otherwise specified.
- “The Management Company” reserves the right to cancel the booking if the balance is not received by the due date. Cancellation charges will apply.
- The whole amount of the Villa rental is to be paid at the time of booking if rental is to commence within 30 days.
- Payment should be made by international bank transfer to 'The Management Company' denominated corporate account

A security deposit of $US500 is required with the payment of the balance to cover the cost of any damage or breakage's, the use of telephones and other services. The security deposit will be returned at the time of departure, less any such costs.
